Commercial Business Loans specifically for Investment in commercial property such as office or retail accommodation are generally available by first mortgage loan up to a loan to security ratio of 85% (most lenders are restricted to 70%). In some circumstances the commercial business loan may even be approved based solely on the servicing provided by the rental or lease returns provided by the tenant of the subject property.

This is achieved by the rental income from this property being able to service the debt outstanding after sensitising the interest rate on the commercial business loan by say 2% and the subsequent interest calculation being covered 1.15 times by the rental receipts.
